Four Point Inspection

Four Point inspections are needed to satisfy the insurance requirements when a homeowner is purchasing a new homeowner's insurance policy or renewing their existing policy. These inspections cover the four main points of a home which tend to be some of the most common areas resulting in an insurance claim. Insurance companies, in pursuit of reducing risk, require assurances that these areas of the home are in sound, working order. These inspections are carried out in a methodical way so as to assess the age, integrity, and operability of the four areas of the home: HVAC (heating and cooling), plumbing, electrical, and roof.

Why do I need a Four Point Inspection?

Many homeowners wonder why a Four-Point inspection is needed in their home. Most insurance companies require this type of inspection before they will underwrite a policy on a dwelling. This requirement is often imposed on older homes, because the insurance company requires assurance that the home does not have safety or other issues that may result in costly claims, such as fires or water leaks. This inspection, in most cases, must be carried out before coverage can begin. If any issues are found, they may need to be addressed or repaired prior to executing a new insurance policy.

How are problems detected?

This is a visual inspection. Our inspector will look at the roof, electrical panel and associated wiring, under the sinks, water heater and air conditioning system. The inspectors are assessing whether there are immediate hazards which would require an insurance carrier to take on higher risk.

What can I expect from a Four Point Inspection?

We understand that paying for and obtaining insurance policies on your home can be confusing and costly. We guide you through the process and answer any questions or concerns that you might have. If any issues with the four areas of your home are found, our reports provide you with a description of the issue so you are able to make the appropriate repairs or adjustments. 

In the event that one or more of these four areas of your home need adjustment or repairs, you may qualify for a no-cost adjustment to your report if you can supply an updated work order from a licensed contractor showing the necessary repairs have been made. If our inspector needs to return to your property for a visual confirmation that repairs have been made, we charge a highly reduced fee, and will then make the necessary adjustments to your report.
