A Roof Certification inspection's most essential aim is to assess the overall age and condition of your roof system. These inspections are typically requested by your insurance provider but are also a good way to obtain clarity into the useful life (in years) remaining on your roof so you can make financial plans for your next roof replacement, or to identify any areas which need repair. When insurance providers request these inspections, it is primarily an assessment of risk in underwriting a new insurance policy on your home.

What does a Roof Certification inspection consist of?

A Roof Certification inspection requires our inspector to climb onto your roof and visually assess the roof for material integrity and identify potential problems or damage. This report is similar to a Four Point inspection, except that it only focuses on your roof system rather than other parts of the home.

Some inspectors may opt to use high-quality aerial drones to take high resolution photos of your roof. This is a perfectly acceptable form of data gathering, is often safer for our inspectors, and oftentimes provides greater insight to the condition of your roof system as these devices can easily assess areas often much harder to access by an inspector himself.

What If the inspection uncovers a problem?

If the outcome of your Roof Certification inspection determines that the useful life remaining on your roof is fewer than five years or there is significant damage to your roof system, your insurance company may reject underwriting a new policy. If your roof has adequate years remaining of its useful life but there are major problems, such as leaks, those problems or damage may need to be addressed prior to your agent initiating a new homeowner's policy. Sometimes, your report may reflect slight problem areas with your roof system which may not necessarily need to be immediately addressed.
